What is it worth, and what will it take?
There is no register of sold prices on Bonaire. A number here is only as good as the evidence behind it — so this tool works from evidence you supply, and shows its arithmetic.

The file is built before the property is offered.
The documents a buyer’s notary will require take weeks rather than days to assemble, and they are rarely the documents an owner has considered before an offer arrives.
Inspection of the property
We assess the property as a buyer will, agree the work worth undertaking in advance of photography, and identify anything capable of complicating a transfer.
Assembly of the file
Meetbrief, Kadaster extract, building permit, erfpacht deed and canon invoices, and the tax assessment. Where the land is held in erfpacht, the R&O statement is requested at this stage.
Determination of the asking price
Established on comparable evidence, the condition of the property, the tenure under which it is held, and prevailing demand. Comparables here are asking prices, and are labelled as such.
Preparation of the presentation
Photography, video, measured floor plan and the property’s own particulars. Nothing is shown until the complete set is finished.
Introduction, quietly first
Offered first to our own register of buyers and to the broker networks on the island and in the Netherlands. Published more widely only if, and when, that is the right course.
Transfer at the notary
Title investigation at the Kadaster, mortgage discharge, erfpacht consents, the deed of transfer, and the proceeds paid to you.

This is the part that decides whether a number means anything. Pick whichever you actually have.
A property near yours, of similar type, currently advertised. Asking prices are what this island has instead of sold prices — so this is an asking-price comparison, and it is labelled that way throughout.
Income property here is commonly valued as annual rent multiplied by a factor. Twelve is the ordinary figure; a newer building fully let sits higher, an older one with vacancy lower.
That is the usual answer, and it is the honest one. Go to the last step and send us the file anyway — the comparables are the part we do by hand, and it is the reason the appointment takes an hour rather than ten minutes.
